Our goal was to maximize lot coverage and value in the project by helping the client design and develop a single-family structure with an accessory dwelling unit (ADU), and a detached ADU. We oversaw complex permitting requirements by the city to ensure a smooth construction start with the contractor.

Started with an empty plot of agricultural land, the client wanted a simple open plan with high ceilings. provided the structure and the open slate, and the client was able to decide how to fill the space to their liking.

YWCA Childcare Center

Original building from 1950s was completely renovated and given a facelift. As a space that cares for newborns through pre-k children, we focused on introducing brighter materials and colors to liven the public and children's interactive spaces. We improved healthier air quality with a completely new HVAC system, and increased safety and overall usable space.

Federal Reserve Bank Building

Restoration of a Federal Reserve Bank building from 1949. The Entrance lobby consisted of oversized bookmarked marble panels. Each panel was documented and meticulously removed during construction, and then carefully restored to fit the new lobby dimensions.

A full Revit model was constructed for the 220,000 SF new office building. The model included all existing portions of the Federal Reserve Bank as well as the additional 7-floors above. Laser scans of the building assisted the team to locate existing elements for structural upgrading purposes.

Axon Office Entry

Design, fabrication, and installation of a sci-fi themed air-lock entrance to the office headquarters. The request from the client was to make it look like a “spaceship” then we ran with it to create that dream.

Fun fact: we took a brand-new operable door and methodically dented the surface to achieve the blasted effect.

Custom Spa & steam room

The client wanted to convert an upper floor deteriorating bathroom into a relaxation area. We designed and helped manage the construction to create an in-home spa experience. The space includes a steam room shower and a walk-in sauna.

sounders fc table commision

During the renovation of a historical building in Downtown Seattle, we salvaged lumber to create a custom table for the new Sounders FC Clubhouse. Spanning over 30ft, the table was constructed using blackened steel and oversized castors to allow for easy mobility and use during events. Today the table sits in the Clubhouse under a Chihuly glass piece.
